What Should I Do Before Closing On My House?

Has your home been through all of the inspections and your mortgage has been approved? Great, it is time for you to close on your home and receive the set of keys you have been waiting for!  The vLoan team is glad to see you excited about your new home! There are just five things that will help prepare you for the closing table so it goes as smoothly as possible.

Homeowners Insurance

When it is time to close, your mortgage advisor from vLoan will contact you about your homeowners insurance. This call is to ensure that you have adequate insurance for the home and that you have a receipt showing that you paid for the first year’s premium. This needs to be approved before your mortgage is issued.

Down Payment

When the closing is a couple days away, your mortgage advisor will contact you about the final amount of the down payment and the closing costs. Be fully prepared to bring in a certified or cashier’s check to the closing.

Review all of your Documents

Before the closing date, it is important to review all of the important documents such as the mortgage note and the closing disclosure with your attorney to make sure all of them are error-free. During closing, your mortgage advisor will go over the final details and costs. They will then review the deed and the commitment for title insurance to make sure the descriptions on both match.

Don’t Rush the process

We get it - you want to move into your home as soon as possible. Even though everything is ready to go, give yourself a cushion of about a week to allow for any delays or the case the seller doesn’t meet the deadline. Better safe than sorry; holding up your moving trucks can be very costly.

Keep a positive attitude
